Author Gabriel Garcia Marquez once said that “Caribbean reality resembles the wildest imagination.” That statement rings nowhere more true than on the island of Nevis, where panoramas of the turquoise Caribbean Sea are rivaled by the dominant Nevis Peak, a striking 3,200-foot volcanic cone swathed in emerald rainforest and encircled at the top by swirls of snow-like clouds. This unique phenomenon earned the isle its name of Nevis after Christopher Columbus sailed by in 1493 and called it ‘Nuestra Señora de las Nieves’ (translating to ‘Our Lady of the Snows’).

The island’s volcanic soil and tropical climate made it fertile ground for sugar cane production, which was Nevis’ primary industry starting in the mid-17th century. The petite capital of Charlestown was the birthplace and childhood home of the U.S. Founding Father Alexander Hamilton. Now a UNESCO World Heritage Site, Charlestown, with its original stone homes and centuries-old churches, has changed little since Hamilton’s time. And to this day, not a stoplight is found on this 36-square-mile island predicated upon laidback ease and mutual respect.
Dotted with picturesque ruins of stone sugar mills and quaint gingerbread-trimmed cottages, Nevis is free of towering hotels or hulking cruise ship terminals marring its tropical canopy. It is this natural splendor that has lured famous figures ashore. Princess Diana visited the island in the early 1990s, and Isadore Sharp, founder of Four Seasons Hotels and Resorts, disembarked on Pinney’s Beach and transformed the surrounding 350 acres of a former sugar plantation into the brand’s first Caribbean resort in 1991.

From the ‘White Lotus’-style arrival at the resort’s private pier to the 18-hole Robert Trent Jones II golf course that weaves through the property at the gentle slope of Nevis Peak (with a romantically crumbling sugar mill on the second hole), the Four Seasons Resort Nevis captures a distinct sense of place, coupled with all the luxurious amenities and caring hospitality expected of the brand. In addition to the resort’s nearly 200 rooms and suites, over 80 private residences and villas are also on the expansive grounds.

Now the lush, hushed island, where the past is ever present, is stepping into the spotlight with a major luxury residential project. This new chapter commenced on April 8, 2025, with the groundbreaking ceremony of the Four Seasons’ Nevis Peak Residences. These are the first condominiums offered at the Four Seasons Resort Nevis and are exclusively listed by St. Kitts & Nevis Sotheby’s International Realty.

A vision for the property’s potential and the resulting economic opportunity for the island, as well as a personal love of Nevis, spurred developers David Chekemian and Richard Maltz of Four Seasons Resort Estates Ltd. to usher in this next era of luxury living on Nevis. The Nevis Peak Residences development is already a major success, with nearly half of the residences brought to market currently reserved or sold by Sotheby’s.

Sustainable development is at the forefront of this new project. The Premier of Nevis, the Hon. Mark Brantley, stated at the groundbreaking how the Nevis Peak Residences investment displays high confidence in the future of the island and will generate significant growth, especially through jobs. “The most important thing we do as developers on this island is help benefit the island and the community at large,” said Chekemian at the groundbreaking. In fact, the Four Seasons Resort Nevis is the island’s second largest employer after the government.

Cradled between the curve of Nevis Peak and the glittering Caribbean Sea, the five Nevis Peak Residence buildings will house 52 one to three-bedroom units, starting at $1.4 million. The Nevis Peak Residences also will include amenities such as a private swimming pool and fitness center for residents and access to a 24-hour dedicated concierge. These buildings will occupy not only the last available parcel currently at the Four Seasons, but also one of its prime perches. Strung along the shoulder of the 7th and 8th fairways, the residences promise front-row seats to Nevis’ majestic tapestry of terrain.

The architectural design of the residences was conceived by the Denver-based firm 79 Design to maximize views of the island and enhance outdoor living, with nine-foot floor-to-ceiling windows opening onto large terraces lined by clear glass railings.
“The Nevis landscape is incredible and was the primary source of inspiration,” said Amber Stewart, principal architect of 79 Design. “Each building was sited to take advantage of the sweeping views, and the residences were designed to be as transparent as possible so that you feel like you are a part of the landscape. We were able to space the buildings to allow for a spacious garden feel that highlighted the large existing specimen trees, including the baobab tree.”
“The buildings incorporate local materials, including Nevis stone and tropical hardwoods,” added Stewart. “However, we wanted the buildings to be more contemporary than the typical architecture you will find in Nevis. The surrounding gardens are planned to include local sculptural art.”
The innovative landscape design of the Nevis Peak Residences property was envisioned by PLAN, the Denver and Nevis-based firm helmed by principal landscape architect Henry Dowling. Dowling is known for designing remarkable outdoor environments for private residences, resorts, and communities around the world.

Inside, the fully furnished interiors are imagined by Ward & Co., the mother-daughter team of Sarah and Rosie Ward. Complementing, and not competing with, Nevis’ natural symphony of color, the chic, airy design reflects soothing neutral hues, native materials, and organic forms, all with plenty of luxe finishes. The curated color palette of the residences subtly nods to the island’s dynamic environment.
“The local natural light is special – and when considered together with the local natural Nevis stone, which is infused with veins of grey, heather tones, and soft pink, the interior lends itself to be able to embrace rich greens and aubergine shades that appear in the local flora, infused with neutral texture and patinated copper,” said Sarah Ward.
Each design decision was rooted in celebrating Nevis’ unique landscape and promoting the fluid transition between indoor and outdoor living. The island’s endless greenery also is echoed by plant-covered walls featured in the residences and public spaces.

Crowning the Nevis Peak Residence buildings are the sensational three-bedroom penthouses, which encompass over 3,700 square feet of space and offer sprawling sun decks and patios, outdoor garden showers, and panoramic views of both the ocean and Nevis Peak.

The Residences are not the only new designs on the Four Seasons property. Steps from the shore of Pinney’s Beach are the eight Villas at Pinney's Beach, which boast sleek white architecture by the St. Kitts & Nevis-based firm Brisbane and Associates.
Seven new four and five-bedroom villas at Pinney’s Beach are currently in development, also featuring interiors by Ward & Co. They emphasize alfresco living with lush courtyards, outdoor showers, and open-air kitchens. Surrounded by towering palms and birds of paradise flowers, the villas are anchored by spacious garden oases and large private swimming pools. The new villas start at $3.95 million, listed by St. Kitts & Nevis Sotheby’s International Realty. “[The interiors of the new villas] will be lighter and fresher in tone, using pale timbers and natural stones with hues of soft blues and neutrals running through,” said Sarah Ward.

A purchase of a Four Seasons residence or villa is flush with perks: not only do you become an owner, but you also are entitled to become a citizen of the dual island nation of St. Kitts and Nevis as part of its Citizenship By Investment program. Established in 1984, this program is the oldest in the Caribbean. Citizenship is granted upon purchase and includes citizenship for direct family members. In addition, the Villas at Pinney's Beach offer citizenship for up to 10 families as part of a fractional ownership structure. Citizenship benefits of St. Kitts and Nevis include visa-free travel to over 150 countries and no income or inheritance taxes.

The heartbeat of Nevis has long been the people who call it home. Arguably Nevis’ most famous resident was U.S. Founding Father Alexander Hamilton, who was born on the island in the mid-1750s. Although vanilla grows wildly on Nevis, this is the first vanilla farm of its kind on the island, and tours are offered to see the flowering vanilla orchids and to sample vanilla products. As part of Vanilla Paradise Nevis, a new vanilla cafe is opening next to the preserved remains of the sugar plantation, which includes a towering mill, wheels, vats, and furnaces, all labeled with informative panels.
While Nevis proudly showcases its history, the developments of both the Nevis Peak Residences and the new Villas at Pinney’s Beach are part of a larger tide of transformation on the island. Major plans are on the horizon, including the upcoming expansion of the island’s Vance W. Amory International Airport and Premier Mark Brantley’s goal that Nevis become 100% reliant on renewable energy sources by 2030.
